Protect the Clients Confidential Information
Disclose all Obligations, including conflicts , multiple representation or financial benefits
Keep the client advised of all significant steps in the course of representing the Client
Discover and suggest suitable properties within client parameters
Arrange and attend property viewings
Provide comparables if required
Advise when and if an expert opinion may be needed.
Provide any Neighbourhood or school reated information if applicable
Draft an offer based on clients best interests
Negotiate with Landlord or landlords agent
Keep dates and conditions on track
Assist Tenant/client in fulling their due diligence by providing quick responses to requests for information.
Suggest trades or experts for any assistance in fulfilling conditions.
Facilitate and attend any site visits by any parties involved in the transaction
Execute all paperwork in a timely fashion
Liason with Tenant/Clients Solicitor
Arrange and attend all follow up visits to the premises by the Tenant/Client or any of their assigned representatives.
Arrange a smooth transition of key exchange on closing

Tenant/Client Obligations
Provide accurate and factual information regarding financial abilities to fulfill the tenant obligations
Ensure the Realtor has all pertinent details in order to do their job, negotiating in the Tenants best interest
Respond fully and quickly to requests regarding information or documentation pertinent to the transaction
